1 — Initial consultation
An initial consultation is helpful to understand the scope of the project.
2 — Site analysis
Site analysis is a very important first step before sketches are started for the proposed design, to understand the environment with which the building will engage. It consists of an on-site meeting to understand the surrounding environment – neighbouring properties, position of the sun, views and topography.
3 —Design sketches
Sketches for the site layout, floor plans and exterior design. This also includes consultations regarding the sketches to review visual concepts and how the design relates to the site.
4 — Drafts, 3D model & sun study
CAD drawings for scaling and detailing from the initial sketches. A 3D model with sun study is made to understand massing of building and how it is affected by daily sunlight.
5 — 'Charrette'
Collaborative session between client, contractor and selected trades.
6 — Architectural control process
Working with land developer and architectural control guidelines
7 — Development permit
8 — Final construction drawings
9 — Construction
10 — Move in
